The proposed redevelopment of 460 South Arroyo Boulevard in Pasadena includes the relocation of an existing mid-century modern single-story retail building to allow for the development of a new 65-unit multi-family housing component.
The new development will include 169 parking stalls included in 2 1/2 levels of subterranean parking, 5,300 SF of new retail space, and a roof top residential courtyard with activity room.
The project site is located in one of Pasadena's Transit Oriented Districts which promotes walk-ability and requires all new development to consider mixed-use.
As such, the client requested that the existing structure remain as the retail portion for the project and design inspiration for the new housing component.
Because of site constraints, cautious attention is given to address parking, required outdoor space, and design compatibility with the historic resource, all while providing increased density with additional affordable housing units.
